July 9, 2012: *The Charlotte Regional REALTOR® Association recently released its market activity report for the month of July reporting on the residential real estate market in Mallard Lake Charlotte; based on Carolina Multiple Listing Services, Inc. (CMLS) data:

• The number of closings for June 2012 (2) increased 100% over June 2011 figure of (1)

• The Average Sales Price for June 2012 ($157,182) increased 7.3% over June 2011 figure of $146,500

• The Months Supply of Homes for Sale June 2012 (2.6) decreased 76.1% from June 2011 figure of 11 months

• The total amount Homes for Sale June 2012 (9) decreased 59.1% from June 2011 figure of 22

• Pending Sales for June 2012 (3) increased 33.3% from June 2011 figure of 2

These are all positive statistics for Mallard Lake Charlotte and indicates a slight upward movement in the market. One of the most important indicators is the decrease in the “Month Supply” revealing a figure of only 2.6 months. You always want this figure to be low.

• The average sale price for June 2012 ($214,048) increased 20.7% compared to June 2011 when the average sale price was (177,388)

• The number of closings for June 2012 was 21, an increase of 31.3% when compared to June 2011 closings amounting to 16

• Total Months Supply of Homes for Sale in June 2012 decreased to 8.7 months, down 13.6% when compared to June 2011 supply of 10 months

• The amount of Homes currently for Sale in Highland Creek for June 2012 was 125, down 12.6% from the June 2011 number of 143

• Pending Sales for the month of June 2012 was 19, up 35% over June 2011 when only 14 were reported

• The Percentage of Original List Price Received was 94.2% June 2012, up 1.7% when compared to 92.6% reported June 2011

• The List to Close time for June 2012 was 116 days, down 30.2% from June 2011 figure of 166 days

All the above statistics indicate Highland Creek Charlotte is in a positive recovery phase. Coldwell Banker United, REALTORS was the site sponsor for our particular location.  We, along with several of our fellow real estate agents, assisted in the repair of a roof and removal of gutters, and undertook a host of exterior repairs, including landscaping and pulling up poison oak that was growing up a beautiful oak tree in the front yard. Local contractors donated their time by rebuilding an entire deck.  Although our physical bodies are tired today as I write this post, our hearts are full of gratitude for the many blessings we have and the opportunity to give back to our community in this way.

Our site homeowner, Ms. Bessie, is one of the most precious ladies we have had the pleasure of meeting.  Her husband passed away 12 years ago and it has been very difficult for her to maintain her home of 37 years due to two knee replacements.  While we were there, Ms. Bessie told Stephanie all about her sweet deceased husband and showed her a sampling of his over 300 beautiful wood carving works of art.  As a double amputee, he spent his final years of his life tracing images from popular media on to pieces of wood with carbon paper and then etched grooves into the wood with a soldering tool.  Using markers and paint, he colored the images.  She has them proudly displayed on the walls of her narrow hallway of her home.  But, more impressive is the fact that, after his death, many of his works of art were sold and his art is on exhibit at Davidson College and the Mint Museum.

Although we went to this house with the intent to give something back to our local community, it was Ms. Bessie and her nest of baby red-belly robins who actually gave back to us.  You can see Ms. Bessie and one of her beautiful great-granddaughters in the slide show below, along with beautiful oak trees, blooming azaleas, and the baby red-belly robins nest we discovered while pruning a bush in the front yard.

Ms. Bessie and Baby Robins Give Back to Local Realtors During Annual Realtors Care Day originally appeared on Charlotte Housing | Charlotte Realty on April 21, 2012.

• The number of closings for July 2011 (2,173) increased 9.7 percent compared to July 2010 when closings totaled 1,980.  Compared to June 2011 (2,330), closings were down 6.7 percent. 
• The average sales price in July 2011 ($213,354) decreased 1.5 percent compared to July 2010 ($216,528), and down 1.4 percent compared to June 2011 ($216,391). 
• The median sales price in July 2011 ($163,500) increased 2.8 percent compared to the July 2010 median sales price of $159,000, and was up 4.3 percent compared to the June 2011 median sales price of $156,775.
• The average list price in July 2011 ($248,436) increased 5.9 percent from last July’s average list price of $234,517, and was down 3.2 percent from the June 2011 average list price of $256,523.
•  The residential pending contracts figure for July 2011 (2,083) increased 17 percent compared to July 2010 (1,781).  This figure decreased 11.9 percent over June 2011 when pending contracts totaled 2,364.
• New residential listings in July 2011 totaled 3,628. 
• The average number of days a property was on the market from the time it was listed until it closed (list to close) was 150, which is two days shorter than last month.

Distressed property reporting shows:

• The transactions that deal with distressed sales, has decreased for the seventh consecutive month resulting in 1,203 lender-mediated properties on-market as of the first week in August.

• The share of distressed new listings entering the market decreased from 24.5 percent in July 2010 to 19.9 percent in July 2011.
• The share of closed sales that was lender-mediated dropped from 35.7 percent in July 2010 to 26.3 percent in July 2011, resulting in a greater share of distressed properties selling off the market than entering the market.
